Dubai Pre-Handover Property Inspections With Defect Reports: Services Announced

Oct 7, 2026

GTA Inspectors has announced independent pre-handover property inspections for Dubai buyers receiving new homes, using thermal imaging and detailed defect reports to help secure developer repairs before accepting the keys.

Dubai, United Arab Emirates, October 7, 2026 /PressCable/ -- GTA Inspectors, a RERA-registered property inspection firm, has announced its pre-handover and 11th-month property inspection services in Dubai, documenting construction defects in newly built residential properties through clear, photo-annotated reports.

More information is available at https://www.gtainspectors.com/

The recent announcement from GTA Inspectors arrives during a heavy delivery year for the city. Cushman & Wakefield Core projects around 55,600 residential handovers in Dubai by the end of 2026, the highest annual total since 2008. GTA Inspectors aims to help buyers receiving this volume of new stock verify workmanship before signing off on their units.

The pre-handover inspection takes place before a buyer accepts the keys. As part of the process, inspectors examine finishes and fittings for incomplete work and installation faults, such as misaligned doors, leaking taps, cracked tiles, poor paintwork, and uneven surfaces. Mechanical, electrical and plumbing elements are also assessed for faults that could lead to costly repairs later.

Thermal imaging is used on every inspection to detect temperature anomalies linked to concealed moisture, insulation gaps, and electrical hotspots. Moisture meters and laser levels support these scans and help reveal issues that often go unnoticed during a standard visual walkthrough.

For owners who have already moved in, the 11th-month inspection is carried out shortly before the developer's defect liability period ends. It gives owners a record of defects to raise with the developer before the liability period closes.

Findings are compiled into a report with annotated images, observations, and recommendations, delivered within 24 to 48 hours. Inspectors stay available to discuss the report until handover is complete, and the document can support follow-up requests with developers.

Inspections are conducted independently of developers, agents, and landlords. GTA Inspectors holds InterNACHI certification, and many of its engineers carry Certified Master Inspector and Professional Engineer (P.Eng.) designations. The company is registered with RERA as GTA Property Observer, under registration number 24919.

UAE inspections are backed by a 30-day guarantee: the full fee is refunded if a material defect affecting safety or value is missed, subject to InterNACHI's Standards of Practice.

Can ‘neutral’ Malaysia stay above the fray in the US-China tech rivalry?

Despite Malaysia’s insistence that its long-standing non-alignment policy extends to cyberspace, analysts say the country’s reliance on American and Chinese technology could make such a stance difficult to sustain amid the rivalry between the two superpowers. Defence Minister Mohamed Khaled Nordin said on Monday that Malaysia would “always remain neutral” in cyberspace, arguing that cyber threats could come from non-state actors and should not be viewed solely through the lens of geopolitical...
