Brian Properties Represents La Chicanita Bakery in Aurora Property Acquisition

Oct 10, 2026

La Chicanita Bakery is transitioning from renting to ownership with the purchase of a 1,500-square-foot retail property for its new Aurora location.

United States, October 10, 2026 -- Brian Properties, Inc. represented La Chicanita Bakery in its acquisition of a 1,500-square-foot retail building located at 930 W. Illinois Ave. in Aurora, Illinois. The transaction closed Sept. 17.

The property sits on a 0.36-acre corner lot and features 132 feet of frontage along Illinois Avenue, pylon signage, surface parking, and B-2 zoning. The building was constructed in 1963 and was most recently occupied by Taqueria Arceo’s.

The seller, a local restaurant operator, was represented by Shawn LaBrasseur of John Green Commercial.

La Chicanita Bakery first opened at the corner of Jackson Street and North Avenue in Aurora before moving to its current location at 700 E. New York St. in 2004. In addition to traditional Mexican breads and pastries, the bakery offers prepared Mexican dishes, custom cakes for special events, and catering and wholesale service for local businesses.

La Chicanita Bakery plans to complete interior renovations to expand the kitchen and prep area and create a larger display area for its baked goods, with work planned for the second quarter of 2027. The property also provides significantly more parking than the bakery’s current leased space next door and offers the potential for future building expansion to accommodate additional tenants. That opportunity builds on the owners’ existing experience as landlords at their New York Street shopping center.

Brian Properties guided La Chicanita Bakery through the purchase process as the business evaluated the property for its next location. The acquisition gives the bakery greater control over its future space while allowing it to remain in the Aurora community it already serves and invest in its long-term presence there.

“Purchasing this property gives La Chicanita Bakery an opportunity to invest in its long-term future while staying close to the customers and community it already serves,” said Mark Meskauskas, President of Brian Properties. “We were pleased to help the team navigate the acquisition and take this next step from tenant to property owner.”

The acquisition reflects Brian Properties’ continued work with businesses and investors throughout Aurora and Kane County. Through its buyer representation services, the firm helps clients evaluate commercial real estate opportunities, navigate the acquisition process, and identify properties that align with their operational needs and long-term goals.

Chinese nickel investors brace for headwinds as Indonesia weighs smelter freeze

Chinese investors could face significant disruption if Indonesia imposes a moratorium on new nickel smelters to curb global overproduction and protect local industries across its vast minerals sector, analysts said. Indonesia was weighing a halt to the construction of smelters that produce semi-finished nickel products amid a global supply glut that had driven down commodity prices, state news agency Antara reported, citing energy and mineral resources minister Bahlil Lahadalia. How DNA ‘fingerprinting’ is keeping Malaysia’s green turtles safe from poachers

As dawn breaks on Mataking Island off Sabah’s east coast, a tiny green turtle crawls across the sand, driven by instinct towards the surf before disappearing into the ocean on a journey that could cover thousands of kilometres. Where it goes is impossible to know, but with a huge dose of luck on its epic travels, it may return to the same Malaysian beach decades later to lay eggs of its own. The hatchling is one of tens of thousands that emerge from Sabah’s beaches each year, as the species...

Open-source AI is Europe’s only path to tech independence, says Alibaba chairman Joe Tsai

Embracing the open-source approach is the only way for Europe to achieve technological independence, Alibaba Group Holding chairman Joe Tsai said, pointing to China’s own open-source drive as a blueprint for innovation under constraints. For Europe, which shares China’s deep roots in traditional manufacturing, the open-source approach presented a unique opportunity, Tsai said, highlighting that factories in the region possessed highly valuable manufacturing data. “You don’t want to feed it into...

Could Indonesia’s ‘content governor’ rival Prabowo for the presidency in 2029?

Dressed in his trademark white shirt and traditional Sundanese headcloth, West Java Governor Dedi Mulyadi stood near the barren slopes of Mount Wayang. Announcing a new initiative to pay hundreds of local farmers to replant its forests and shield the region from flooding, he delivered a line perfectly pitched for the cameras tracking his every step. “I am a leader who does not want obedience caused by poverty,” he declared on September 26. “I want obedience caused by prosperity.” It is this...
